Definiton of Internal Rate of Return

The IRR technique uses a similar methodology to NPV based on the time value of money.

The IRR is calculated using a mathematical formula and produces a percentage return.

The IRR is effectively a yield or ‘return on investment’, which recognises the time value of money and utilises cash flows.
